- No smoking or alcohol anywhere in the building, terrace included.
- Friends & family welcome in the lobby, 9 AM – 8 PM. No overnight guests.
- Quiet hours 10:30 PM – 6 AM. Headphones are your friend.
- Rent by the 5th, on UPI. Receipt every month on WhatsApp.
- ID at move-in: Aadhaar + office or college ID. We do the police verification.
- Hot water's readySolar + geyser. No bucket queue, no timings.
- Breakfast & filter coffeeTill 9:30 on weekdays, 10:30 on weekends.

Is food compulsory?
No. Without food, rent is ₹2,000 less every month. You can switch plans at the start of any month.
What exactly is included in the rent?
Three meals and evening tea, unlimited Wi-Fi, electricity (non-AC rooms), 24×7 hot water, daily room cleaning, washing machine, RO water, power backup and two-wheeler parking. The only extras are AC (₹2,000/month flat) and an optional ironing service.
How much is the deposit, and when do I get it back?
₹5,000 for sharing rooms, ₹10,000 for a private room. It's fully refundable and reaches your UPI within 7 days of moving out. Deductions happen only for damage, and we show you photos first.
Is there a lock-in period?
No lock-in. Stay as long as you like and give 30 days' notice before leaving. Leave without notice and one month's rent is adjusted from the deposit. That's the only condition.
Is there a curfew or gate closing time?
No curfew. The main door is biometric, so residents can come and go 24×7. We only ask for quiet after 10:30 PM.
Can I stay for just a few days?
Yes. ₹650 a day with all meals, no deposit. It's popular with people coming for interviews, training or their first week at a new job.
Can I see the room before booking? I'm not in Bengaluru yet.
Of course. Visit any day between 9 AM and 8 PM and stay for a meal. If you're out of town, we'll give you a live WhatsApp video tour of the actual room you'd get.
What documents do I need?
Aadhaar, your office or college ID, and two passport-size photos. We handle the police verification ourselves. It's required by law, and it keeps everyone in the building safe.
How do I pay rent?
UPI or bank transfer by the 5th of every month. You get a receipt on WhatsApp every time, which is useful for HRA claims at work.
Can friends or family visit?
Yes, in the lobby between 9 AM and 8 PM. Parents are always welcome to see your room. No overnight guests.
Is it suitable for students?
Very. Every resident has his own study table, the Wi-Fi is fast, quiet hours are enforced, and we're close to IISc, MS Ramaiah and several colleges in Malleswaram and Rajajinagar.
What if something breaks?
Tell us on WhatsApp. Wi-Fi, plumbing, fans and geysers are fixed within 24 hours. That's one of our five promises.
